For letting agents & landlords — England & Wales

You shouldn't have to carry every certificate in your head.

HouseComply does the part that actually eats your week: it walks the property with you, checks it against our 110-rule England & Wales compliance library (currently in qualified legal review), flags what's still outstanding before you leave, and keeps the whole record in one place — so when a council, insurer or landlord asks, it's there.

You did not start in this business to spend your week chasing CP12s, checking EPC dates, saving photos into folders, and wondering whether it would all be there if anyone asked. But that is where the job has gone. Before we ask you to sign up to anything, put your own numbers in and see what manual compliance is costing you.

The moment it actually bites isn't the inspection. It's the question afterwards.

Someone asks you to send the paperwork — a council officer, an insurer, a landlord, a solicitor mid-sale. And there's that pause while you hope the certificate is where you think it is, that it didn't expire, that you can show it was actually served. Multiply that across a portfolio and it's a low hum of "have I missed something" you never quite switch off.

HouseComply takes that off you. The check happens on site, against the rulebook; the record is kept the moment it's captured. So the answer to "can you send me that?" is already done.

A reminder tells you a date. It doesn't check the property.

Most compliance software is a diary: it pings you that a certificate's due, then leaves the actual checking — and showing you've done it — to you. HouseComply does that second part. One structured visit, checked against our 110-rule England & Wales compliance library, with the record kept as you go.

Compliance cost calculator

What is manual compliance really costing you?

Enter your portfolio details below. See the true cost of manual compliance across admin time, fine exposure, missed revenue, and reactive stress — then see how much you could take back with a structured England-and-Wales compliance workflow.

In Wales, Rent Smart Wales licence audits already make evidence discipline part of agency life. In England, local authority MEES checks, HHSRS enforcement, and the Renters' Rights Act 2025 landlord database are pushing agents in the same direction. This is what compliance is costing you. Right now. Every month.

Illustrative estimate. These figures model typical compliance time and exposure using standard assumptions (e.g. admin hours, rework, fine likelihood) — they are an indication of the cost of manual compliance, not a quote or a measurement of your actual costs. The statutory penalty maxima referenced are the legal ceilings, not the amount you would necessarily be charged.

The inspection is captured on site, checked against required evidence in real time, and locked into a report with photos, timestamps, signatures, and a clear audit trail — before you leave the property. No return trips. No re-entry. No "I'll find that cert later." No file going cold.

Free hands-on onboarding · one a week

You've seen the number. Let me come and take it off your plate.

If you manage 100+ properties, I'll come to you — anywhere in the UK — and spend an afternoon setting HouseComply up for your whole book.

Run a 100-property book on the calculator above and it shows £16,353 a year in admin time alone — and £31,343 once you add the compliance exposure you cut and the revenue you free up. That's what I'll come and take off your plate, and it climbs with every property you manage.

  • I set it up for you — your book loaded, nothing for your team to type in.
  • Your renewal calendar built, so no certificate ever lapses again.
  • Your team walked through it and running real inspections by the end of the session.

I only take one onboarding a week, so every one's done properly. No cost, no commitment — and you keep whatever we set up.

Renters' Rights Act 2025 · 31 May 2026 deadline

Deadline passed. The Information Sheet is still owed.

The Renters' Rights Act 2025 received Royal Assent on 27 October 2025 and the new tenancy regime is live from 1 May 2026. The 31 May 2026 Information Sheet deadline for existing tenants has now passed — but the duty hasn't gone away. It applies to almost every managed tenancy, late service still helps, and exposure runs from day one of non-service.

What
The Government's official "Renters' Rights Act Information Sheet 2026", served unaltered as the published PDF (digital or printed).
Who
Every named tenant on every assured periodic tenancy that started before 1 May 2026. Letting agents acquire the duty under their management contract — the statutory duty rests with the landlord.
When
The deadline was 31 May 2026, now passed — serve as soon as you can; late service still reduces exposure. Service date and evidence retained for at least six years.
Penalty
Local housing authority civil penalty of up to £7,000 per breach. Per tenant served late, not per agency. Investigatory powers in force since 27 December 2025.

HouseComply doesn't draft the Information Sheet for you — that's the official MHCLG document and must be served unaltered. What HouseComply does is record the service: who you served, when, by what method, with what evidence, against which tenancy file. So when a council asks, you have the answer.

Built on current law

Evidence first. Report second.

HouseComply is not just a form with a PDF at the end. Every report is checked against a library of 110 compliance rules covering English and Welsh requirements — currently in qualified legal review.

That matters when a file is challenged. The report does not just say "passed" or "looks fine." It links the evidence captured on site — certificates, photos, dates, declarations, defects, signatures — back to the relevant compliance issue.

Manual compliance relies on memory. HouseComply keeps a record.

110
compliance checks
Statute-cited entries spanning gas, electrical, EPC, EICR, alarms, deposit protection, fitness for human habitation, HHSRS, MEES, RRA 2025 and Renting Homes (Wales) duties.
New name. Built by someone who's done the job.

Why we built HouseComply.

"I built HouseComply because letting agents and landlords are spending more time on compliance paperwork than on the people they're housing — and the regulatory load only goes one way. You need a tool that gives you the evidence without burying you in it."

Dominic Pullen
Founder, HouseComply

Every report is checked against our 110-rule England & Wales compliance library.

Each one statute-cited and tracked: gas, electrical, EPC, EICR, alarms, deposit protection, fitness for human habitation, HHSRS, MEES, Renters' Rights Act 2025 duties, and Renting Homes (Wales) Act obligations.

When a file is challenged, the report doesn't say "passed." It shows what was checked, when, by whom, against which regulation. That's the difference between a tick-box and a clear record of what you checked.

  • The rule library is in qualified legal review — we're open about what's reviewed and what's still being checked.
  • Your data is handled under UK data protection law, under a signed DPA with appropriate safeguards for transfers outside the UK; we're registered with the ICO (ZC150386). Read our privacy policy and data processing terms.
  • Run three of your own properties first. No card. Decide for yourself before you trust us with anything.
The regulatory reality, in three lines.
31 May 2026 — past. The statutory deadline for serving the Renters' Rights Act 2025 Information Sheet on every existing English written tenancy has now passed. Late service still helps, but exposure starts on day one of non-service.

£7,000 per breach. Civil penalty available to local authorities for each missed Information Sheet service — assessed per named tenant, not per portfolio.

Rent Smart Wales. Ongoing landlord and agent licensing duty under the Renting Homes (Wales) framework — separate regime, separate evidence trail.
HouseComply documents the per-tenant evidence chain for both regimes. Read the RRA deadline guide.
