When a council inspects a home in England it uses the Housing Health and Safety Rating System - the HHSRS - to look for hazards that could affect a tenant's health or safety. There are 29 of them, and most landlords have never seen the list. This free guide walks through them in plain English so you know what an officer is actually looking at.

It is written for landlords and letting agents who want to understand the framework before anyone comes to the door - what each hazard category covers, the kinds of things that draw attention, and the condition points worth checking on your own visits. Understanding the hazards helps you organise and evidence the condition of a property. It does not rate your home - how a hazard is judged remains a matter for the assessing officer and the council.
